The pre-handover inspection takes place before a buyer accepts the keys. Mechanical, electrical and plumbing elements are also assessed for faults that could lead to costly repairs later.

For owners who have already moved in, the 11th-month inspection is carried out shortly before the developer's defect liability period ends. It gives owners a record of defects to raise with the developer before the liability period closes.

Findings are compiled into a report with annotated images, observations, and recommendations, delivered within 24 to 48 hours. Inspectors stay available to discuss the report until handover is complete, and the document can support follow-up requests with developers.

GTA Inspectors holds InterNACHI certification, and many of its engineers carry Certified Master Inspector and Professional Engineer (P.Eng.) designations.
